Tip #1: When it’s cold, wet and dreary outside, make sure your home’s interior is well-lighted. Bright lights are a cheerful beacon for buyers who appreciate the opportunity to see all of your home’s great features. And, if there are dark walk-through rooms or corners, install recessed lighting to brighten your home and improve the showing. An idea is adding a few lamps on a timer. It’s a simple, cheerful, effective fix to brighten and lighten your home.
Tip #2: Keep the heat on! You want your buyers to focus on viewing your property and not how cold they are. A good way to reduce heating costs is to put your heating system on a timer and set on 68 or above. Making your home warm and inviting sets the emotional mood for the buyer.
Tip #3: Add to the well-lit, warm, cozy feeling by having your home professionally staged. This is a powerful tool for creating that “a ha” moment that compels a buyer to pick your property over the others. Focus on staging the rooms you spent the most time using and enjoying. Set your dining table with a lovely center piece and place settings to transform the space. Buyers will envision their own dining table and settings in the space.
Tip #4: Display an open album on an entry way table with pictures of your yard in bloom. That way, the buyer will see how beautiful the home is during spring and summer and not the frozen tundra of the winter months.
